3 Myths every Property Developer should know

Myth 1: I don’t need to worry about health and safety on my projects because that is the contractors’ job. 
 
Fact: You will likely be deemed as “The Client” under the Construction (Design and Management) Regulations 2015.  This means you have several duties to complete. 
 
Myth 2: All of my duties are transferred to the architect or the contractor 
 
Fact: None of your duties can be transferred to other duty holders as the client.  You remain accountable for them all.  You can employ someone to act on your behalf, however. 
 
Myth 3: I can make changes to design or specifications as the client and it is up to the architect or contractor to make it work. 
 
Fact: When you begin to specify materials or quantities, you can also take on design duties under the Construction (Design and Management) Regulations 2015.  This has additional responsibilities to that of the client for a construction project.
